Job Description

Tesoro Group is seeking an experienced Multi-Site Property Manager to join one of our long-term client’s team and assist with their Chicago Portfolio. The ideal candidate will have at least 3 years’ experience in affordable property management with 250+ units and market/luxury/residential experience is required. This role is contract to hire (90 days before conversion).

This role will be assisting with multiple properties 750 units in Chicago and 350 units in Evanston split into 3 territories.

Salary: $36-$40/hour DOQ. This is contract to hire (90 days before conversion).

Schedule: Weekly schedule: Monday-Friday: 8:00 – 4:00 or 9:00 – 5:00

The Property Manager will be responsible for the management of the portfolio, including but not limited to, coordinating move in/outs, unit turnover, handling and processing invoices, managing maintenance requests, confirming tenants’ on time payment of rent and other associated fees via our online property management platform, and other tasks and responsibilities typically required in a property management role.

Responsibilities and Job Duties:

  • Responsible for maintaining and updating rent rolls
  • Establish and maintain positive tenant relationships
  • Manage move-ins and move-outs
  • Prepare annual budgets
  • Handle and process invoices
  • Manage online portal to monitor rent collection, maintenance requests, etc
  • Responsible for tenant screening, employer verification, background checks
  • Vendor bid procurement
  • Assume additional responsibilities and perform special projects as needed or directed

Qualifications and Experience:

  • Must possess a minimum of 3 years’ Property Manager experience or three years of Assistant Manager experience – including full cycle leasing.
  • Must have experience working within Affordable housing (Section 42/Tax Credit/section 8 experience)
  • AppFolio experience is highly preferred.
  • Must possess the ability to communicate effectively both verbally and in writing.
  • Must possess excellent organizational skills and the ability to manage multiple priorities while meeting deadlines.
  • Must have intermediate proficiency with Microsoft Office Suite.
  • Maintain professional office environment.
  • Hold a valid Driver’s License and have reliable transportation as this role will be roving to different sites.
  • Be able to pass a criminal background check before employment.
  • Illinois Real Estate license or brokerage license is highly preferred but not required.
